Trespasser/Squatter Possession Order – Fixed Fee £875

Following recent changes in the law it is now a criminal offence for individuals to squat or trespass in a residential property. However, some police forces have been found to be reluctant to act under new law and still refuse to get involved in these matters.  Where this is the case The Eviction Group can step in as your agent and act as intermediary with the police.

The only way to legally evict a trespasser or squatter from your property with any degree of certainty is to obtain a court order for possession. This is essential particularly if your property comprises of open land or is a commercial building.

So, if you do get squatters on land or in a commercial property, you will need to go through the courts to apply for a Possession Order. Most squatters know this is the case, and it is most important you get the right processes in place as soon as possible.

It is essential that a claim for possession is made within 28 days of the landlord or agent becoming aware of the squatters occupying the property.

For both our squatter and trespasser eviction services we offer a fixed fee’s, however, due to the complexity of each individual case in the event that the eviction becomes a Defended Action fixed fees may no longer apply.
