Commercial Evictions – Fixed Fee £375

As a commercial landlord or managing agent, chances are that at some point you may need to consider ending a lease early and evicting your tenant. This may be because they haven’t paid their rent; or they’re in breach of the lease terms or covenants.

The most common reason for commercial evictions is non-payment for rent, but if your tenant is in breach of the lease terms you may have the right to terminate their tenancy agreement early – this is known as ‘forfeiture’ or more commonly lease forfeiture. If your tenant is in breach of terms other than non payment of rent you will need to issue proceedings under The Law of Property Act. See or DEFENDED ACTIONS page.

At The Eviction Group we are specialists in both lease forfeiture and commercial evictions and can help to regain your premises on your behalf with no fuss, as quickly and in as straightforward a fashion as possible. Alongside this,by using a little known but well established legal precedent we can usually secure fixtures and fittings within the property which will give you, the landlord, the potential to make profit from a forfeiture of lease.

If the premises are purely commercial and do not have residential premises  attached, then is no need for lengthy court action and usually we act within 24 hours from the day that you instruct us to act.

Whether you need commercial evictions in Liverpool, or guaranteed tenant eviction in Bristol we will ensure that we offer a  fast, reliable, responsive service to all of our clients. To ensure that you aren’t left out of pocket our prices are among the most competitive within the commercial property repossession industry. We’ll keep you informed of your eviction process to ensure that you always know from the outset the progress of the service.

How the process works

By working with The Eviction Group you can be assured that our fees are fixed to forfeit a commercial lease based on a breach of tenancy for the non-payment of rent.

On the receipt of written instructions our agents will attend your property alongside a locksmith and gain peaceful entry to the premises. Once inside we will change the locks and carry out an inventory if required. From this moment you, the landlord, are back in control of the property.

The property will then be checked to ensure it is secure, and our agents will display the required notices warning others of the consequences of any unauthorised entry. This will also include details of how goods which remain at the premises can be claimed back. If required, supervised access to remove the items within the property can be arranged as it is a legal requirement that you give the now ex-tenant an opportunity to collect the items which belong to them.
